Nursing homes and assisted living facilities

I’m looking for some advice from anyone who might have experience with opening an assisted living facility or a small-scale residential care home.
The long-term plan is to actually build a dedicated facility on a plot of land right next to my family home.
To be honest, this stems from a pretty difficult personal experience. After the grueling process of trying to find a decent place for our immobile grandmother, and seeing firsthand just how some of these facilities operate, I’ve developed a real desire to provide seniors with a way to live their later years with actual dignity.
I’ve done quite a bit of reading on the regulations, but I’m still in the dark regarding the specific logistics of constructing a building specifically zoned for this kind of care. Furthermore, does anyone know if there are any tax incentives, grants, or perhaps federal assistance programs available for this type of development? If you have any insights, information, or even just personal experiences to share...

I know more homes are popping up everywhere.
And honestly, if you look at the demographic trends, that’s just where we’re headed.

It’s a grim reality, certainly, but just because that’s the trajectory doesn't mean their future has to be defined by horrific or inhumane conditions... I've seen enough firsthand to know how bad things can actually get.

Believe me, I do.
I’ve dealt with this in my own family.
It's basically a death house.
It’s sickening.

The inspectors are useless, and Washington just doesn't get it.
