Hey,

The space is on the ground floor of an apartment building, but it’s officially registered as commercial real estate... Can I legally rent it out as a short-term vacation rental for tourists—both domestic and international?

Do I need to pull any permits or change the zoning, and is getting official certification even an option here?

What kind of commercial space and what type of apartments are we talking about? Also, under whose name would the rental business be registered?

The property owner is an individual—and they’d be renting it out as an individual, too.

At that point, you should look into converting the commercial space into residential use—provided the conversion doesn't trigger the need for major construction projects requiring a formal building permit from the local municipality. Once the renovations are complete, you would then apply for the necessary occupancy permits to finalize the change.
The real sticking point, however, is whether this transition aligns with current zoning laws and how the municipal urban planning regulations specifically categorize that particular commercial zone.

Who handles the rezoning process for turning commercial property into a residence?
And once the work is finished, where do I go to get the official permit to operate?

Also, how do I look up the specific zoning ordinances to see if that commercial space is even eligible for residential use?
