The reason I'm asking is that I feel like I might be missing something, or maybe the info out there is just a bit confusing.
To be clear, I'm not actually looking for a loan; I'm just curious about how it works.

For instance, my savings plan hit its five-year mark recently. I put in two installments of $25,000 each $0.00. Based on those savings, it looks like I'd qualify for an $11,000 loan at a fixed rate.

I actually set this up way back when I was still in college. I probably wouldn't mess around with it like that anymore.

I don't need the credit, so I won't be taking it. It just seems odd to me—like there's an $11,000 cap on my end, but it doesn't seem to apply to others.
I'm just trying to wrap my head around it.

In my experience, the key was the property value. I was buying a condo worth three times the loan amount I requested, so the bank was incredibly flexible...

I kept things simple to avoid any confusion. Once they realized I was asking for such a "small" amount against a property with that much equity, there weren't any issues at all.

5.5% fixed interest rate following the housing savings period.

It isn't restricted, Michael Mendoza17. Once the savings period expires, you can negotiate a contract for whatever amount you require. However, at that stage, lenders will start looking at fees, creditworthiness, and collateral based on that total figure. Before that point, under the agreed terms, guarantees are almost never required.

Greetings. I have spent some time crunching the numbers on paper, and an idea has occurred to me:

My home savings plan is set to mature in about a month or two. The target amount we agreed upon was $12,000. To date, I have contributed roughly $5,200, which means I am eligible for an additional $6,800 in credit. I handled all the fees and administrative costs upfront.

According to my signed agreement, the interest rate on that loan would be 5.5% APR.

Currently, the interest rate on my fixed-term savings account—including bonuses and everything else—is approximately 7%.

My question is this: will the bank approve my mortgage loan if I intend to immediately move those funds into a fixed-term deposit with them? They are aware of the math, aren't they? If they grant the loan, won't they essentially be paying out more than they are taking from me?

To me, the calculation is simple. No matter how you look at it, a profit is guaranteed.

Has anyone here attempted this strategy before? Did it work? 😉
Perhaps it would be more prudent to tell them the funds are intended for home renovations? Should I provide them with a fabricated estimate? My intention was to pay off the loan within a single year—the shortest possible term.

Doesn't that loan money go straight to the seller or the renovation contractor's account? (So nothing is handled under the table)🤷

No, the funds go directly to the vendors unless you provide an invoice dated prior to the loan approval. If you submit a pro forma invoice instead, the money hits your own account, but you are required to use it within 24 months. That was my reasoning for suggesting you withdraw the cash. Why not move those funds into a high-yield savings account at another bank with great rates? You could then simply pay your monthly installments as usual. I receive my benefit, they get their payout, and everyone wins. 😁

It seems like there isn't any sort of bonus available unless you take out a loan.
In my experience with my mortgage, I actually end up getting about $167 in bonuses if I just withdraw the funds—essentially combining the principal, interest, and the CD returns—rather than opting for a loan.

I guess it really comes down to whether you think taking the loan is worth the hassle. What do you think the actual difference would be if we're looking at a 7% return versus a 5.5% loan rate?

I actually think you've got that backwards... if you have an invoice you already paid before the loan was even disbursed, then you can get that amount in cash... but they approve the credit and pay the seller directly based on a pro forma or a pending invoice...

We dealt with a small loan through Wells Fargo about two years ago, and getting any kind of cash payout wasn't even an option back then—and honestly, I highly doubt they've changed their policy since...

@markos ... look, the total amount is strictly capped based on what's laid out in your savings agreement—basically, they designate a specific target amount there—unless, of course, the bank is running some special promotion at the time.

I used bridge financing for the first two years.

In my case, I didn't even have to put down that 40% down payment—or whatever percentage it is—that people usually talk about when using savings to secure a loan.🤷

It feels like we aren't exactly dealing with facts here. I’m looking at that one post where someone claims they pulled a $100,000 loan at a fixed 4.5% rate without any collateral, a co-signer, or anything else. I mean, if that's actually true, fine—but I'd love to see where and how that happened. It seems more likely to be a bit of an exaggeration.

To give some context, I have two different savings accounts over at Chase. One of my wife's accounts at another bank is set to expire in about a month, and the terms are almost identical. So, I suspect these claims might not hold much water.
Maybe I'm off base here... but I don't think so. There might be a 1% or 2% difference somewhere, but certainly nothing as drastic as what's being described.

The only thing I've noticed is how certain facts seem to really rattle people. I'll state something that is objectively true, and for some reason I can't quite wrap my head around, people just start getting upset. I honestly don't get why.🙂

I know people who secured a $60,000 loan under those exact terms once their savings matured. Essentially, the "contracted amount" simply increased, though they naturally had to cover the fees and extra costs. For instance, when signing the contract, one person paid a $110 fee (1%), and then later had to pay an additional $490 to cover the difference up to the $600 total fee.

It doesn't change my interest rate, it doesn't affect the exchange rate, and if rates drop to 2%, I'm not going to go out and call anyone out. I don't pay $100 a month for life insurance, I'm not acting as a guarantor for my husband, and I have my own creditworthiness for whatever "rainy day" might come. We have plenty of other things to worry about that aren't tied to a mortgage or credit scores.

If you're seriously curious, give Chase a call, ask for the lending department, and see if they had a promotion like that before the fall... or just type "Chase 2007 Wells Fargo mortgage" into Google and read what the terms were back then.

And for the record, the loan was larger than $100,000, and we don't pay for life insurance or use co-signers because our property meets all the requirements and LTV ratios, like 1:1 or 1:1.25.

If you want to know anything else, just ask, but don't just sit there typing away accusing people of lying.

My parents took out loans a long time ago, and by the time they reached the final payment, the amount was basically the price of a pack of cigarettes. Times have certainly changed.

So, I finally pulled the trigger and bought an apartment. We’ve also got two cars now, which seems to be the setup for the time being.

Even without setting aside a single cent from my paycheck, I could still qualify for a loan. If you didn't catch my drift earlier, I only mentioned that I started putting money into housing savings back when I was a college student because of that little jab—and yeah, suggesting I couldn't manage a loan feels like a bit of an insult. It's as if I don't even have the right to defend myself. Because of that, I think I'll just step away from this debate and this whole thread about loans. It feels like nothing useful is actually being learned here anyway; everyone just gets defensive the moment I mention how high interest rates are in the US. hehe

If there's a moderator around, maybe just delete all my posts in this thread, along with any replies to them. Apparently, my posts are too intense for some people, and I wouldn't want anyone feeling upset for unknown reasons.
And since it looks like I don't have the right to defend my position, it might be better if everything is just wiped clean.
