Is there any way to block a property transfer or a gift? To be more specific: can someone—say, a legal heir or a co-signer on a loan—legally prevent a property from being signed over to the person they’re guaranteeing for until that debt is fully paid off?

I honestly think it’s doable—actually, I’m one hundred percent sure about this. They could just sign a fiduciary agreement where someone acts as the fiduciary owner until the mortgage on the house is fully paid off, basically stepping in as the guarantor in the meantime...
