Not really, dear. I feel insulted, so naturally, I'm going to push back. I guess it’s just that facts you can't debunk tend to frustrate people for reasons they won't admit.
It’s almost as if everyone here owns a major bank like Chase or Wells Fargo and is trying to defend those sky-high interest rates.

Since it seems nobody can respectfully counter my facts, they resort to handing out "Demerit points" or whatever they call them, hoping I'll eventually get banned so I can't speak up. It's as if I don't even have the right to defend myself. Because of that, I think I'll just step away from this debate and this whole thread about loans. It feels like nothing useful is actually being learned here anyway; everyone just gets defensive the moment I mention how high interest rates are in the US. hehe

So, I finally pulled the trigger and bought an apartment. We’ve also got two cars now, which seems to be the setup for the time being.

Even without setting aside a single cent from my paycheck, I could still qualify for a loan. If you didn't catch my drift earlier, I only mentioned that I started putting money into housing savings back when I was a college student because of that little jab—and yeah, suggesting I couldn't manage a loan feels like a bit of an insult. I suppose if I had known that would be the reaction, I probably wouldn't have bothered messing around with those savings accounts in the first place. But the funds are sitting there, and I might as well make use of them.

The loan is in US dollars with fixed rates. The only catch was that for the first three years, the rate was 3.8%, and then it bumped to 4.5% for the remaining 17 years.

And now—whether you believe me or not, I really don't care. It doesn't change my interest rate, it doesn't affect the exchange rate, and if rates drop to 2%, I'm not going to go out and call anyone out. I don't pay $100 a month for life insurance, I'm not acting as a guarantor for my husband, and I have my own creditworthiness for whatever "rainy day" might come. We have plenty of other things to worry about that aren't tied to a mortgage or credit scores.

If you're seriously curious, give Chase a call, ask for the lending department, and see if they had a promotion like that before the fall... or just type "Chase 2007 Wells Fargo mortgage" into Google and read what the terms were back then.

And for the record, the loan was larger than $100,000, and we don't pay for life insurance or use co-signers because our property meets all the requirements and LTV ratios, like 1:1 or 1:1.25.

To give some context, I have two different savings accounts over at Chase. One of my wife's accounts at another bank is set to expire in about a month, and the terms are almost identical. So, I suspect these claims might not hold much water.
Maybe I'm off base here... but I don't think so. There might be a 1% or 2% difference somewhere, but certainly nothing as drastic as what's being described.

The only thing I've noticed is how certain facts seem to really rattle people. I'll state something that is objectively true, and for some reason I can't quite wrap my head around, people just start getting upset. I honestly don't get why.🙂

It seems like there isn't any sort of bonus available unless you take out a loan.
In my experience with my mortgage, I actually end up getting about $167 in bonuses if I just withdraw the funds—essentially combining the principal, interest, and the CD returns—rather than opting for a loan.

I guess it really comes down to whether you think taking the loan is worth the hassle. What do you think the actual difference would be if we're looking at a 7% return versus a 5.5% loan rate?

Jacob Miller2, I don't think they can actually force you to show up in court just for speeding. If you had picked up the summons, it probably would have laid out all the dates and times you need to be there, but it likely also mentioned that if you can't make it in person, you can submit a written defense instead. Honestly, I don't think anyone could really compel you to appear in person for a simple speeding ticket. Stalin is dead 🙂.

Here’s a bit of my own experience. A couple of years back, I was driving too fast and got caught by a speed camera. Everything was clear—it showed my face, the speed, the date, my license plate... I was definitely in the wrong. So, I filed an appeal. Eventually, I got a notice in the mail saying my appeal was denied 🙂 though I'm not entirely sure why 🙂. I tried a second appeal, but that was rejected too 🙂. Each step took about four or five months to process. Then, I eventually received a court summons. It felt a bit much, expecting me to actually appear in court just for speeding 🙂; it almost felt like I was being treated as if I'd hit someone. That's why those notices usually give you the option to defend yourself in writing. That's what I opted for. It's been three years since the incident, so it's a closed chapter for me. Now that they're introducing these new regulations, I suppose we'll just have to wait and see how things actually play out in practice

If you just keep filing appeals against their appeals, eventually the whole thing will just expire.
