I’d say you’re looking at a 1:3 ratio. Essentially, you walk away with $10,000 in credit for your state. If luck is on your side, they won’t bother you with any more insurance nonsense... though, naturally, you need to have the deed to the property in your name first.

And honestly, instead of wasting all that time drafting individual inquiries, you could have just scoured Zillow and a few other major banks, then sent one single email to five or six different addresses... they would have all gotten back to you by now.

With Wells Fargo leasing, you have to account for the sales tax, which means there isn't an actual out-of-pocket cost for that portion... so the true monthly payment ends up being lower by the amount of the tax

even though a promissory note functions as a means of payment rather than security, and a collateral requirement could easily be interpreted as a deposit

If you want my two cents, just take that money and put it into a high-yield savings account at any major bank, like Chase or Wells Fargo. If you’ve still got USD sitting around, even better... because if you honestly believe you can pull off some brilliant investment move in just one year while keeping your capital safe, you can forget about it entirely.

I'm not entirely certain on the specifics, but there are certainly scenarios where individuals can claim tax deductions, regardless of whether they operate through a formal business entity... essentially, an operating lease makes sense for you because for roughly the same monthly payment, you get to write off the VAT portion
