It is definitely more worthwhile to wait for the Associated Press to step in, even if it means a longer repayment term, simply because the interest rates are so much lower. Plus, banks aren't even allowed to charge those closing fees anymore.

So far, they've already approved over 750 loans...

Back in 2012, they claimed they would approve $50 million. That shouldn't be a major issue either, but in this country, you never really know what's going to happen.😢

I'm trying to avoid starting an entirely new thread here...
I find myself with a question regarding the Associated Press and mortgage lending programs—

In the event that a home loan is issued through a joint arrangement involving a bank and the Associated Press, am I correct in assuming there is no interest during the grace period? Is that the case?...

Thank you 👍

Nothing.

Counting on something that was clearly just an election-year stunt feels a bit too optimistic, I guess.

Now, sure, it could be a trick. But let’s be honest here—we aren't talking about "massive" sums of money that wouldn't be tied to the administration or the election results regardless of who wins...

There were no additional penalties involved. So, it really comes down to how much is required upfront. That arrangement worked fine for me, as they were waiting on federal funding and the passing of legislation just as much as I was. Besides, the initial deposit I made upon signing the preliminary agreement was quite modest.

I’m going to try to negotiate something similar in my pre-contract with the seller... The only complication is that I requested several specific renovations to the unit. That makes things tricky; if I don't end up buying it, those modifications might not be appealing to the next buyer. 😢 On the flip side, I am willing to forfeit a small portion of the deposit just to get them to work with me.

We shall see. I sent an inquiry to the Department of Housing today to see if they have any updates on when the funds will be approved and transferred. I'll wait to hear what they say... if they even respond. 🙂

And once the government inevitably screws you over, you can always pivot to whining about Swiss Franc fluctuations and how you were forced into a predatory contract because that condo was "perfect." You'll act like you had no choice but to buy a unit under construction, completely ignoring the fact that there are thousands of finished, vacant apartments sitting empty right now.

It’s a brilliant move, really—buying a place you clearly can't afford without a handout right in the middle of an economic crisis that's only going to get worse after the elections.☕

Honestly, they should just rename this entire subforum from "Bank of America Loans and Insurance" to "Bank of America Loans and Idiots."

Do you honestly believe that an ironic comment like that actually helped anyone?

It isn't even a question of whether they'll release the funds from 2012; it's more about when they actually pull the trigger on releasing them (whether they wait until January or vote to push it through earlier).

I think drafting a preliminary agreement right now is fine, provided the seller agrees to a clause that lets the buyer back out without any penalties if certain pre-agreed circumstances pop up. (For instance, something tied specifically to the Associated Press).

That is exactly what I am trying to figure out—if and when they will actually deploy those funds. That is the most critical factor here.
And if I were looking at this from the seller's perspective, I wouldn't include that kind of clause in the contract under any circumstances. 😢

It feels like a classic rookie move by politicians right before an election. Let's be real: the government isn't sitting on a mountain of cash—they're borrowing from everywhere they can—so handing out these subsidies is a bit optimistic, to say the least.

There is definitely some truth to that... the reality is that this subsidy law did jumpstart sales and made it easier for young people to get into the market, even if the big winners were mostly the developers.

I’ve finally found a place that fits what I need, but without that federal assistance, there is absolutely no way I could afford it. Still, I can't help but worry about how much things might shift once the elections are over... I am truly torn right now on whether to take the risk or walk away. 😢

Lawrence Cruz said:Hold on—are you seriously suggesting signing a purchase agreement today if the mortgage won't actually close until 2012?

What I mean is, I intend to sign the preliminary contract for an apartment slated for completion by the end of this year, with the goal of finalizing the mortgage early next year. My hope is that the Department of Housing will approve the housing subsidies in 2012.

Is the government planning to keep up with the housing loan subsidies through the Associated Press for the upcoming 2012 calendar year? Does anyone know when the funding for the 2012 credit cycle will actually be approved?
Should I go ahead and sign the purchase agreement for an apartment now and just pray that the state approves the funds for 2012?
