Hi there,

An opportunity just landed on my desk to manage two beachfront vacation rentals owned by Russ. The deal is structured so I get a 9% cut, while they take the remaining 91%.

Can anyone point me in the right direction regarding the type of contract I should be signing with them? Am I allowed to draft the agreement myself—making sure all the rights and responsibilities are crystal clear—and then just take it to a local notary to have it notarized?

Or is there a more professional way to handle this?

I remember an old friend who turned into a total roommate type—someone who lived a double life through constant, elaborate lies. He was actually quite good at it.
He made a point of keeping everyone at a distance, but once he let his guard down with me, I saw just how deep the deception went.

I wasn't even angry; I just felt sorry for him.
He thought he was some big-shot celebrity, but he wasn't exactly at the top of the food chain.
There are plenty of much more successful people out there, so I suspect he used those lies to mask a massive inferiority complex.
He was fun to be around, sure, but the lying eventually killed any desire to hang out. There's zero point in investing time in someone you can't trust.

To be fair, I occasionally sugarcoat things myself, but then I get paranoid that the truth will come out. Even if it's just trivial stuff, my brain imagines the fallout being way more brutal than it actually would be.

I could never be a full-blown liar; the guilt would eat me alive, making it impossible to look anyone in the eye.

So, I stick to those tiny, "necessary" white lies—like making an excuse because I don't feel like going out, or saying I'm running late, or declining to lend out my favorite sweater.

You can't build a solid relationship on a foundation of lies. In my book, dishonesty is even worse than jealousy. 👎

I just don't buy it. I don't trust anyone besides my own mother, but I would never dream of deceiving someone, nor have I been burned badly enough to be dwelling on it right now.
Here is what I actually believe:
I am incredibly good at reading people. People can spout so much garbage and lies every single day that you almost instinctively start feeling skeptical the second someone begins talking—especially when they start bragging or acting superior.
Is there any way to check a tracking number to see if a package was actually sent TO ME? Someone claims they already shipped it out, but I really want to verify that for myself.

The nature of this business really requires people to trust me. I'm offering something that makes their lives easier—essentially, I'll be doing the heavy lifting so the company itself becomes the reliable factor. But I totally hear where you're coming from. Maybe I'm overthinking it? Maybe they won't even care? It's hard to know until you're actually in the thick of it. At the end of the day, I have to find clients first. You can't exactly launch something and then try to pay the bills out of thin air... meh.

Everything is fine; I know exactly what my next move is. I've got the flyers ready and clients are already lining up. Once I land a solid contract, I’ll officially pull the trigger on opening the business. I know I'm taking a bit of a gamble by working with a client before I have my LLC set up, but I’m going to reserve my business name right now just to make sure everything stays organized while I navigate the paperwork.

Look, friend, I get it. It’s a massive headache, and you’re clearly feeling totally discouraged. But I'm new to this. 😁 My biggest advantage? Honestly, I have a family behind me that has worked their way up the ladder and built real wealth, if you know what I mean. But I want to build something from nothing without leaning on them. Quick question here. I was under the impression that if you run an LLC without any employees or actual revenue, your monthly overhead would basically be zero. But now I'm reading that since I'm the sole founder and director, I'm still on the hook for my own social security and health insurance contributions—especially since I'm currently unemployed. Would it make sense to just opt into the minimum gross salary right away to keep those costs as low as possible?

Is it true that even with zero income, I'm still stuck paying for health and pension insurance plus my membership fees to the U.S. Chamber of Commerce?

There are going to be plenty of small hurdles along the way, but I’m prepared. Let’s do this. No one else in America is going to hand me success on a silver platter. It’s going to be one battle at a time.

I’m a total newbie here. I honestly believe my business idea is solid and straightforward, so I’m officially filing my LLC paperwork next week. There aren't any massive upfront costs, and while the initial income will be slim, it’ll be plenty to get by in this economy. I'm looking at roughly $233 per month from each client. If I can land just 10 clients, I’ll be "set," as they say. 😵 I’ll be absolutely thrilled, though I know there's much more potential out there.

But here’s the QUESTION!
Which websites should I be hitting up when I run into something I don't understand? Where can I go to actually learn the ropes? Specifically, where can I stay plugged into everything happening with the Small Business Administration on a daily basis?
In just the last two months, I’ve picked up more practical knowledge than I did during my entire college career. Yet, I still feel like there’s a massive void of information out there, and frankly, that scares the hell out of me.
I know I’ll learn as I go, but I really don't want my learning curve to involve $667 getting hit with a massive fine because I missed a payment or messed up a filing.

The groups I originally had my eye on are already booked up. Please, please recommend some bands or even a few different options? How much of a wait am I looking at for a wedding venue? It doesn't need to be absolutely flawless. Ideally somewhere near San Francisco. Also, does anyone have any solid recommendations? Based on your own experience, how many guests usually show up once you factor in everyone who brings a plus-one?
